我前兩年買樓,過左罰息期,想轉按,有D咩要留意?

轉按的話,業主需要繳交入息紀錄和相關的稅單及糧單,要重新找律師樓,轉按要面對的風險是,舉例兩年前一個業主買入一個物業,價值六百萬,做高成數按揭,做八成按揭,如果要做轉按,業主要視乎單位的市值及政府的政策,如果市值下跌,銀行未必做足成數的按揭,業主可能要填補差額。

舉例業主在兩年前購入一個價值400萬單位,承造八成按揭,付80萬首期,兩年罰息期過後,尚餘300萬貸款額,而樓價升值至450萬元,銀行做六成按揭,即可借270萬,與尚欠的300萬有差額,業主需要拿30萬來填補差額。
