市面上有無契樓,平好多,買唔買得過呢?

無契樓是賣方在放售物業時,未能向買家提供整份樓契或部分樓契中較重要的文件,如轉名契(Assignment)、授權書(Power of Attorney)或買賣合約(Sales and Purchase Agreement)等。賣方未能提供樓契最常見的原因一般分為兩大類:一是業主自己遺失;二是代辦買賣手續的律師樓在處理樓契的過程中遺失。

無契樓通常較市價平,但要留意無銀行願意承造按揭,除非買家一筆過支付,若持有無契樓,如要放售,未必有人願意承接,除售價可能要較低,需面對更多額外手續費及隱藏債務等風險。
